Buying Property

Ownership, fees, financing and residency questions.

7 Q&A
Q1
Can non-residents buy property in Dubai?

Yes. Foreign nationals can buy freehold property in designated areas across Dubai and the UAE with clear title through the Dubai Land Department (DLD).

Ownership is registered in your name, transferable and inheritable. Kangar handles the DLD process end-to-end.

Q2
What are the typical fees when buying?

Standard fees:

  • DLD transfer fee — approx. 4% of property value
  • Agency fee — approx. 2% + VAT
  • NOC fee — developer-issued, AED 500–5,000
  • Mortgage registration — if financed (0.25% of loan)
  • Admin & trustee fees — AED 4,000–10,000

Kangar itemises every fee upfront — no surprises at closing.

Q3
Can I get a mortgage as a non-resident?

Yes — several UAE banks offer non-resident mortgages, typically at 50–60% LTV. We arrange pre-approval before viewings so you negotiate with confidence.

Rate ranges vary by lender, term and profile. Ask a Kangar adviser for indicative repayments on your specific case.

Q4
Does buying property give residency?

Property investment above certain thresholds can qualify for UAE Golden Residency (typically AED 2M+ in owned property). We confirm eligibility before you commit and coordinate the visa application if you qualify.

Q5
Ready property vs off-plan — which is better?

Depends on the goal. Ready property gives immediate rental income and lower risk. Off-plan often offers lower entry pricing and flexible payment plans, but you wait for handover and take on developer risk.

We recommend based on your timeline, cash flow and rental yield goals.

Q6
How long does the whole purchase process take?

Typical timeline for ready property: 3–6 weeks from offer to title transfer at DLD. Off-plan sales close in days once you sign, but handover follows the developer’s construction schedule.

Q7
Can I buy in my company’s name?

Yes — UAE-registered companies (mainland or free zone) can hold freehold property. Some offshore structures also work. We coordinate with legal partners to structure ownership for tax, estate and succession considerations.

Category 02

Renting a Home

Ejari, deposits, notice periods and tenant rights.

6 Q&A
Q1
Do I need Ejari?

Yes — Ejari registration is mandatory in Dubai and required for DEWA activation, visa applications and rental dispute resolution. Kangar handles the registration for you as part of the rental service.

Q2
How many cheques for annual rent?

Commonly 1, 2 or 4 cheques — sometimes 6 or 12 depending on the landlord. Fewer cheques usually secure a better price. We negotiate on your behalf.

Q3
What’s the security deposit?

Typically 5% of annual rent for unfurnished, 10% for furnished. Fully refundable at end of tenancy subject to property condition — which is why our move-in snagging report matters.

Q4
Can the landlord raise the rent at renewal?

Only within RERA rental index caps and after giving 90 days’ written notice. We monitor your renewal date and negotiate on your behalf if an unlawful increase is proposed.

Q5
Are pets allowed in Dubai rentals?

Building- and community-specific. Some communities are fully pet-friendly, others restrict pets entirely. We check pet policies upfront so you don’t discover a restriction after moving.

Q6
How do I break a lease early?

Standard contracts include an early-exit clause with 2–3 months’ rent as penalty. We negotiate softer exit clauses into your contract upfront — especially useful for employment-linked moves.

Business Setup

Mainland, free zone, activity, timeline and cost.

7 Q&A
Q1
Mainland or free zone for my business?

Depends on activity, market, ownership and premises. We do a route assessment first — not a package sell. See the full mainland vs free zone comparison.

Q2
How long does business setup take?

Free-zone company: 5–10 working days after documents are complete. Mainland: 2–3 weeks depending on activity and approvals required. Add another 5–15 days for bank account activation.

Q3
Do I need to be in Dubai to set up?

Not for most steps. Many free zones support fully-remote incorporation with notarised power of attorney. Bank account opening usually requires one in-person visit — we schedule and coordinate around your travel.

Q4
What’s the total realistic first-year cost?

Free-zone typical range: AED 15,000 to AED 35,000 for a 1–2 visa consultancy. Mainland typically AED 25,000 to AED 60,000 depending on activity, office and visa quota. We produce a written itemised estimate before you commit.

Q5
Can my UAE company trade with India, Australia or the UK?

Yes — the UAE has tax treaties with all three. We coordinate with local advisers to structure invoicing, banking and repatriation appropriately. Free-zone qualifying income can remain 0% taxed.

Q6
Which free zone is best for my activity?

Depends on activity, cost target, visa quota needs and banking profile. We compare across 50+ free zones in your route assessment — from IFZA and Meydan to DMCC, DIFC and JAFZA.

Q7
Can I add or change my business activity later?

Yes — activity amendments are common. Fees and approval timelines vary. We handle amendments at renewal to minimise cost and downtime.

Category 04

Visas & Residency

Investor, employment, Golden and family sponsorship.

5 Q&A
Q1
What is Golden Residency and how do I qualify?

Golden Residency is a long-term UAE visa (5 or 10 years) for investors, entrepreneurs, skilled professionals and outstanding students. Common pathways: property investment (AED 2M+), business ownership, and salary-based routes for skilled professionals.

Q2
Can I sponsor my family?

Yes — residency holders can sponsor spouse, children and parents subject to income and dependant-rule thresholds. We coordinate the applications together with your primary visa.

Q3
How long does a residency visa take?

Typical timeline: 7–15 working days for investor/employment residency after the entry permit is issued. Includes medical fitness, Emirates ID and typing centre steps.

Q4
Does my residency get affected if I’m away from the UAE?

Standard residency visas expire if you’re outside the UAE for more than 6 continuous months. Golden Residency has no such restriction — you can be away for years without it lapsing.

Q5
Can I get residency without setting up a company?

Yes — through property investment, salary-based sponsorship, retirement visa (age 55+ with income/property/savings criteria), or as a Golden Residency-eligible professional.

Category 05

Banking & Tax

Account opening, VAT, corporate tax and compliance.

5 Q&A
Q1
Will Kangar guarantee my bank account?

No — and be wary of anyone who does. We prepare the KYC pack, business narrative and introduce you to suitable banks. Final approval always rests with the bank. What we optimise is your file quality and the fit with each bank’s appetite.

Q2
Does UAE company setup include residency for me?

Yes — every licence includes at least one investor/partner residency visa. Additional visas depend on the free-zone package or mainland office size. Family sponsorship becomes available once your residency is issued.

Q3
What about corporate tax?

UAE corporate tax is 9% on net profit above AED 375,000. Qualifying free-zone income remains at 0%. We register you with the FTA and coordinate quarterly filings with regulated tax advisers.

Q4
Do I need to register for VAT?

Mandatory VAT registration if annual taxable supplies exceed AED 375,000. Voluntary from AED 187,500. VAT rate is 5% — some sectors zero-rated or exempt. We handle registration and quarterly filings.

Q5
What is ESR and UBO — do I need to file?

ESR (Economic Substance Regulations) and UBO (Ultimate Beneficial Owner) filings apply to most UAE entities. Failure to file attracts significant penalties. We track your obligations and file on time.
